Golden Gate Condominiums For Sale

Currently there are 27 condominiums available on Golden Gate Point.  The lowest priced unit is one bedroom condominium at Pier 550 that is priced at $395,000.  The highest priced unit is $3,950,000 for a 3,906 square foot four bedroom unit at Grande Riviera.  In the last 6 months 7 units have sold at an average price just above $900,000.  An additional 9 units are under contract at this time.

New Condominium Law

pier550.jpgOn June 7th, I first reported about a proposed new law that will make it easier to redevelop existing condominium projects.  The proposed law has now been signed by Governor Charlie Crist.  The new Condominium Termination Law will affect about 1.5 million existing condominium owners.  Most directly affected will be the oldest waterfront condominiums.  These older condos in prime waterfront locations have always been sought after by developers looking to build new projects.  In the past many developers have bought out the existing owners and were often forced to pay high premiums to holdouts that refused to sell.  In the past condominiums could not be bought out unless every owner was willing to sell.  Under the new law only 80 percent of the owners will be required to give consent to sell.   Condominiums in Sarasota that are most likely to be effected are Pier 550 on golden Gate Point, Sarasota Harbour East and Sarasota Harbour West.

New Condominiums on Golden Gate Point

Golden Gate Point Sarasota, FLA new law in Florida will make it far easier to redevelop older condominium properties on golden Gate Point.  The new expected to become effective in July will provide that all owners of an existing condominium development may be bought out so long as there is 80 percent consenting.  Currently many condominium documents state that all owners must agree to sell.  Already there are many new condominiums along Golden Gate Point.  The new law will and the new street and lanscaping improvements soon to begin on Golden Gate Point are sure to usher in change during the next few years.

Golden Gate Point,a highly desired location on Sarasota’s downtown waterfront and it’s best days are ahead.  Currently, the City of Sarasota is embarking on an ambitious plan to upgrade the community through burial of overhead utilities and the installation of brick pavers, landscaping decorative lightly along the street of Gold Gate Point.  When completed the values on Golden Gate Point are sure to rise.

Currently there are 31 condominiums for sale on Golden Gate Point.  The prices range from $324,900 for an 275 square foot efficiency unit at Pier 550 to $3,950,000 for a 3,906 square foot four bedroom unit at Grand Riviera.   The average price of available condominiums on Golden Gate Point is $1,338,084.
